The homestead film
150 E Township Rd 42, Tiffin
A 2013 custom build on 12.6 wooded acres with a private swimming pond, sandy beach, and a 40x60 outbuilding. The campaign opened with a drone title shot over the pond and ran on the RE/MAX luxury page.
02 / Listing marketing
Photography, drone, film, 3D, floor plans, a website of its own. This is what your home looks like when it is marketed like it matters.
The stack
A professional shoot on every listing: composed, corrected, and sequenced to walk a buyer through the home before they ever call.
The lot, the neighborhood, the setting. Aerial photography puts the property in context and makes land make sense.
A produced walkthrough film, not a slideshow. Published to YouTube and pushed across social where buyers actually scroll.
Immersive Zillow Showcase placement with an interactive 3D home tour, room-by-room photo organization, and priority exposure where more buyers start their search than anywhere else.
A full interactive 3D walkthrough buyers can tour at midnight from three states away. Out-of-town and relocation buyers shop here first.
Every listing gets its own website with the full gallery, video, tour, and details on one shareable link.
Measured floor plans so buyers understand the layout before the showing, and remember it after.
Professionally designed flyers and sale bills, newspaper placement where it still works, and the sign presence that comes with the region's most recognized brand.
Listing copy written like it matters, because it does. The words carry the showing count as much as the photos do.
A real campaign
Sixty-five professional photos. Drone aerials. A produced film. A Zillow Showcase listing with an interactive 3D tour. Floor plans. Its own website. This is the standard treatment, and all of it is live; click through and judge it against any listing you have seen this month.
“This home was built for entertaining. The open kitchen, with its large center island, flows straight into the back living room and out through a wall of glass doors to a multi-level composite deck with a covered bar and entertainment area...”
From the air
Three campaigns, one reel, straight from the listing films: the pond at Township Road 42, and the neighborhoods around Gibson Court and Meadow Lane. Every listing that benefits from altitude gets it.
More campaigns

The homestead film
A 2013 custom build on 12.6 wooded acres with a private swimming pond, sandy beach, and a 40x60 outbuilding. The campaign opened with a drone title shot over the pond and ran on the RE/MAX luxury page.

The one with the receipts
“Some homes are built. This one was crafted.” Mahogany siding, a full production, and numbers we reported to the sellers 27 days in: 1,751 Zillow Showcase views, 38 saves, nearly 40,000 Realtor.com impressions, listed across three MLS systems.

The estate treatment
Six bedrooms, 6,400 square feet, 2.2 acres with lake access. A property like this does not sell from phone snapshots: full shoot, branded video tour, drone over the lake and grounds.

The classic, done right
A 3,361-square-foot Pinecrest two-story with its own film, a 142-photo shoot, and a property website of its own. Every listing gets this. Not just the big ones.

Springdale Manor
An 1853 Gothic Revival registered historic estate: 11,000 square feet on four acres, restored with $1.2 million of care. We matched the production to the property: two full Matterport 3D tours (the manor and the carriage house), a film, and copy worthy of the house.
Sold $445,000
A 2018 custom build by Homes by Josh Doyle on almost two acres with an in-ground saltwater pool. The full production found its buyer, closed July 2026.
The everyday standard
A south-end corner-lot ranch, and it got the same treatment as the half-million-dollar listings: professional shoot, showcase placement, and a documented updates sheet buyers could trust.
