01Do I pay my buyer's agent?
Since the 2024 industry changes, buyer representation is agreed in writing before touring homes. The agreement spells out what the work costs and how it can be paid: by the seller if they offer it, negotiated into the deal, or by the buyer. You see it in writing before you sign anything.
02How much do I need for a down payment?
Often less than people assume, and it depends on the loan program. Conventional, FHA, VA, and USDA programs carry different requirements, and some Northwest Ohio properties qualify for low down payment programs. A lender pre-qualification costs nothing and gives you the real number.
03Should I get pre-approved before looking?
Yes. Against an equal offer, the pre-approved buyer wins. It also keeps the search inside the budget, which protects both your time and your judgment when the right property shows up.
04What is earnest money?
A deposit submitted with your offer that shows the seller you are serious. It is held in trust and credited back to you at closing. The contingencies written into the contract determine how it is protected, which is exactly why the contract gets read line by line.
05What happens if the inspection finds problems?
It will find something; every house has a list. The question is which items are structural, safety, or cost drivers, and which are minor fixes. You get a straight read on each, then we negotiate repairs, credits, or price, or walk away if the numbers stop working.
